First, let me thank you for visiting my site!  My name is Dan Starowicz and I am a long-established, top producing Realtor with Premiere Plus Realty, Co.  I specialize in Gulf access homes and waterfront property throughout Southwest Florida, with a particular emphasis on Cape Coral and it’s intricate canal system as well as the entire beachfront & coastal region, stretching from Marco Island and Naples, up through Bonita, Ft Myers Beach, Sanibel and Captiva Island.  

I’ve been here since 1985 and know all the intricacies to the area quite well!

I have been a leading area Realtor for the past 18+ years, routinely selling millions of dollars of homes, with many hundreds of very satisfied clients to date, and many more to come.  I’ve also been a local boater in this area for 40 years, with what I’m sure is 1000+ times out on our local waterways by this point, so if you are looking for expert advice from a boating perspective, you’ve come to the right place.  

Should you be in need of hiring a very experienced agent to represent you on such an important sale or purchase, I hope you will consider me for the job.  You will not be disappointed!  As of writing this, I am in the Top 1% of area agents.  So while I’m sure it’s no easy job to pick the right agent from an online write-up, 99 times out of 100 going a different route simply wouldn’t get you the same level of expertise.  And if you are a Buyer keep in mind that the Selling party pays the commissions anyway, so why wouldn’t you hire the most qualified agent possible?  It costs you nothing more!

In addition to being a Realtor, I have a background with years of experience in the mortgage business as well  as a hands-on Real Estate Investor. I’ve personally bought bank owned property, imminent foreclosures, short-sale property, auctioned properties, multi-family buildings, very rough fixer-uppers and even estate sale homes and made very nice profits doing so. This background comes in quite handy when discussing these options with clients as I can truly say I have the insight and experience dealing with these situations first hand. 

I’ve also worked numerous 1031 exchanges as well as as all levels of complex transactions including purchases in the names of self directed IRAs, clouded title matters, 3 day start-to-finish sales, probate, many time-sensitive simultaneous closings, storm damaged & delayed property sales, divorce contested sales and many more.  

On my own investments/rehabs I’ve typically done most of the work myself to gain a better appreciation and knowledge of all that goes into the process. But over the years I’ve come across good contractors at the right prices, which is info I can certainly pass along to my clients needing these services. Because many buyers are from other regions, they won’t know local painters, landscape services, property management companies, etc. They also won’t have local insurance contacts or know how exactly hurricane and flood insurance coverage will apply to their purchase either.  They also won’t know the quirks to certain eras of construction here and what to watch out for.  Not to worry as these are all simple, everyday items to me and I’m happy to help.

I’ve been here in Southwest Florida since 1985, so to say I know the area quite well might be an understatement! While many Real Estate agents are rather new to this area, I will be well versed in nearly every portion of town.  This combined with the background in financing and the hands-on investment experience mean that clients that hire me will be very well represented.  And though much of my day-to-day is spent in Cape Coral and on Fort Myers Beach, feel free to contact me with any questions or searches about the surrounding area too.  I’ve represented plenty of buyers and sellers throughout this region and I welcome the chance to work with you too.

Please note: I chose to design and run this site myself, as it seemed at the time that there was far too many of the typical, boring sites without any original content, and which offered little additional advice or help to the consumer.  I hope you find it helpful in your property search, as I know it already has for many others before you!
